Landlords Legal Obligations.
If you are a Landlord and you rent out accommodation, you have a legal obligation to have the gas installation and appliances in your properties tested for safety and serviced on an annual basis. This must be carried out by a suitably qualified Gas Registered Engineer, who will issue a Gas Safety Certificate (CP12) which you will have to retain for at least 2 years after its expiry date to prove you have a continuity of care. We can help you with your legal obligations, and will contact you in good time every year prior to the expiry of your current Gas Safety Certificate, so you can relax, knowing that you are in compliance with your legal obligatioion.
Note. When there is a gas cooker or hob in a rented property, we will inspect/service it for free, providing it is not the only gas appliance in the property, all the gas appliances in the property are to be serviced, and the cooker or hob requires no repairs, alterations or upgrading.
Gas and Electricity Available at Visits.
Should we be asked to carry out any work in any property, please ensure that the property has gas and electricity available. Sounds obvious, but many rented properties are served by card fed meters. There have been occasions that on arrival, the meter's emergency credit has been used. We cannot carry out safety and servicing without gas and electricity being available at any property.
